VISTA-20SE System Overview
The VISTA-20SE is a partitioned security control that can treat one physical system as two independently
controlled “areas,” called partitions. Each partition has its own set of zones, user codes, and arming/disarming,
so two families or tenants can share one panel while operating separately. A shared common area
can be programmed to arm and disarm automatically with either partition when configured.
The panel supports up to 32 zones using a combination of basic hardwired zones, wired expansion
modules, and 5800-series wireless transmitters with a compatible RF receiver. On-board, it provides 8 hardwired
zones; you can expand with zone expander modules and wireless zones up to the system limit.
Your sensing devices (door/window contacts, motions, glassbreaks, smoke detectors, heat detectors, etc.) are
assigned to numbered zones. When a zone is faulted or goes into alarm, its zone number appears on the keypad
display, and on alpha keypads an English description can be shown for quick identification.
The system provides four primary burglary arming modes (STAY, AWAY, INSTANT, MAXIMUM) plus
Chime mode, zone bypassing, panic keys, and 24-hour fire/emergency zones. When connected to a central station,
alarms and selected troubles are transmitted over the phone line or via a communicator module.
Key Features of the VISTA-20SE Control
2-partitioned system: allows two areas to operate independently with their own user codes and arming, with optional common area zones shared between them.
Up to 32 zones: 8 on-board hardwired zones plus up to 24 additional zones using wired expansion and/or wireless transmitters with a 5881/5882 RF receiver.
Zone types: perimeter, interior, fire, 24-hour, trouble-by-day/alarm-by-night, and others configured by the installer to control how each zone behaves.
Keypad options: supports both 1-line alpha keypads and fixed-word keypads; alpha units can display zone descriptors and detailed messages.
Four burglary modes: STAY, AWAY, INSTANT, and MAXIMUM, allowing flexible protection while home, away, or overnight.
CHIME-by-zone: optional feature to have specific doors/windows sound chime tones when opened while disarmed.
Multiple user codes: master code plus additional user codes (including babysitter and duress codes) with different authority levels.
Panic keys: keypad panic combinations can be programmed for audible or silent police, fire, or medical signaling.
Event reporting: designed to send alarm and status messages to a central station over the phone line or compatible communicator when enabled.
Arming, Disarming & Burglary Protection Modes
Before Arming – Ready / Not Ready
The system can only arm when all required zones are secure. If the keypad shows “NOT READY,” one or more zones
are open or faulted. Use the keypad’s READY function to display which zones are not secure, then close doors or
windows or bypass zones as needed before arming.
STAY Mode
STAY arms the perimeter zones (doors and windows) while leaving interior zones off so you can move
around inside. Entry/exit delay remains active at the entry doors.
INSTANT Mode
INSTANT is similar to STAY but removes entry delay. Opening an entry/exit door after arming will
trigger an immediate alarm.
AWAY Mode
AWAY arms both perimeter and interior zones with normal entry/exit delays. Use this mode when
everyone is leaving the premises.
MAXIMUM Mode
MAXIMUM arms perimeter and interior zones but removes entry delay, providing the highest level of
burglary protection. Any opening of an entry/exit zone results in an instant alarm.
Quick Arming & Bypassing Zones
If Quick Arming is enabled, you can use the # key plus an arming key instead of entering your full
code to arm. Zone bypassing allows you to temporarily omit a zone from protection while still arming the rest of
the system; bypassed zones automatically return to normal when you disarm.
Partitions, Common Area & Panic Functions
Two Independent Partitions
The VISTA-20SE can be programmed as a 2-partition system so that two user groups can arm and disarm their own
areas independently. Each partition has its own user codes, zone assignments, and arming status.
Common Area Operation
A common area can be programmed so that it arms only when both partitions are armed, and disarms when either
partition is disarmed.
Panic Keys
Keypads can be configured with panic key combinations that generate police, fire, or auxiliary alarms. These can be
audible or silent.
Trouble Conditions & System Messages
AC Loss (“NO AC”)
“NO AC” indicates that the control panel is running on backup battery only. Check that the transformer is plugged
in and the outlet has power.
Low Battery (“BAT”)
A general BAT indication points to a low main backup battery. BAT with a zone number usually indicates a wireless
transmitter battery that needs replacement.
“CHECK” & Zone Numbers
A CHECK message with a zone number usually means a wiring or device issue (open circuit, tamper, or failed device).
Communication Trouble
Trouble messages related to phone line or communicator issues may appear if the panel is monitored.
System Testing
Regular system tests are recommended, including siren tests and zone walk-throughs.
